Sell It Yourself- Tips for FSBO

Want to be your own real estate agent? FSBO (For Sale By Owner) listings accounted for 8% of U.S. home sales in 2015, down from 12% during 2008's real estate crisis. Thanks to the emergence of popular real estate sites like Zillow and forsalebyowner.com, as well as social media and other mobile marketing technologies, choosing to sell your home yourself continues to appeal to homeowners across the country.

It's no shock that while homeowners electing FSBO cite many motivations, saving money is highest on their list. Other common reasons include sales to family members, friends or neighbors or when buyers contacted a seller directly. So is FSBO right for you, too? 

Here's my two-cents. 

# 1. No matter who sells your home, what happens BEFORE your listing is what's most crucial. Staging, repairing, and pricing your home based on current market information matter the most. The first few weeks your listing is “live” for the very first time is your optimal window to attract an active and qualified buyer. So if you don't already know your buyer, finding one will require a well-executed marketing plan in action from Day 1. In addition to your shiny new “For Sale By Owner” sign, flat rate options for including your home on the MLS (multiple listing service) can be very helpful in getting exposure with more buyers. Including your plans for potential buyers' agents in your listing, either offering a flat fee or percentage of commission, can also motivate those interested but not looking on their own.

# 2. Be prepared for paperwork! Collect what you have related to home warranties and local permits, and do your research on sales contracts and common addendum. But don't neglect to find and utilize a real estate attorney for help with important documents and to minimize your very real risk of future litigation. And if you're not selling a brand-new condo, perhaps do some research on “lead paint disclosure”.

So as you crunch numbers and consider the amount of time you have available for marketing your home and meeting with potential buyers, I hope these quick tips assist you in comparing DIY home selling with hiring a Realtor.
