AUSTIN, Texas June 11, 2019 – Miami is a city of prestige, boasting some of the most lavish fine-dining experiences, high-end shopping, exclusive entertainment and hospitality-driven establishments. In Miami, there is a desire to always present one’s best, and that extends into interior designs of modern luxury establishments, including the city’s newest senior living community: Allegro Dadeland, a 23-story high-rise. The design team at StudioSIX5 (one of the nation’s leading interior design firms in the senior living sector) sought to create a chic ambiance featuring a striking combination of traditional and contemporary senior living designs. The 401,338-square-foot community features 212 residences and three floors of amenities.

“Since this is a coastal property, we chose to incorporate pops of aqua and dark eggplant and punch it up with white to give it the Miami twist,” said Claire Richards, project design manager for StudioSIX5. “We were going for an entrance with a luxurious hospitality vibe, which we achieved through the use of elaborate fixtures, statement pieces and a backlit concierge desk with sconces behind it. The overall result is a sleek and artistic independent living community incorporating clean white designs complemented by neutral palettes and warm wood, which bring in Miami flavor.”

In addition to the interior entrance, StudioSIX5 contributed to the exterior entry – a large covered outdoor space. For the exterior, the team chose a wood-paneled ceiling with hanging pendants and two lush green walls. Blue columns provide a taste of the aquatic influences inside. Contrasting patterns in the flooring add playful textures to the space. In addition to the exterior entrance, StudioSIX5 assisted with the design of two other outdoor terraces located on the sixth and 22nd floors. White wood beamed trellises, serene blue backsplashes, warm wood on the accent tables, linear designs and casual white iron chairs create an effortlessly sophisticated design.

“We really enjoyed the freedom we had in assisting with exterior design efforts, as the scope of our projects are mostly focused on interiors,” said Andrea Ramsey, design coordinator for StudioSIX5. “For the interior, we were excited about the incorporation of a large, clear wine locker with oversized glass doors and tiny cabinets that residents can lease to store their wine collections. It took a lot of coordination, but it was well worth the challenge of figuring out the spacing and incorporating the climate-control elements.”

Another interesting challenge StudioSIX5 faced was converting the property from an active adult community to an independent living community. Originally, the blueprints were for an age-restricted (55-plus) active adult community. However, upon listening to the feedback of area seniors, they learned that an independent living community was more desirable. The decision to change course was made toward the end of construction, so the designers had to reallocate furniture, see what they could and could not use, look at what new pieces they needed to buy and make sure that everything in both the exteriors and interiors now met codes for independent living residences.

“We ended up ripping out some of the units and replacing them with standard independent living amenities such as a dining room, fully operational bar, as well as physician and wellness offices,” said Richards. “We even added a penthouse level at the top which boasts finer finishes and upgrades throughout. Since this is a high-rise community, we wanted it to stand out from the brand and stand out from other senior living properties in the area. We took the existing brand and made some changes to tailor it to the Miami lifestyle. The result is a modern luxury community offering a full suite of sophisticated services and amenities in addition to a luxurious lifestyle experience with which others cannot compete.”

When walking into a senior living community, the eyes are naturally drawn to the artwork, furniture and accessories. However, there is more to the design than meets the eye, and everything matters down to the smallest detail, even the carpet. Carpet selection is about more than just finding something aesthetically appealing; one must also consider the type, functionality, durability and cleanability. The current challenge designers are facing in senior living is being able to choose carpets that can be scaled for large or small spaces and coordinate in color. Established as innovators in the senior living sector, StudioSIX5 is teaming up with carpet manufacturers to create carpet lines that suit their client’s needs—carpets not only for senior living, but for hospitality, multifamily and student housing projects as well.

“Oftentimes, manufacturers don’t have different scales of carpet in coordinating patterns and colors, so our goal with each project is to develop a series of carpets that color coordinate with one another and can be scaled to fit any size space,” said Dean Maddalena, president of StudioSIX5. The styles of carpet we enjoy using are biophilic [meaning they mimic living things], and feature free-flowing designs or a distressed look. The colors we use depend on the project, but grays have been the predominant neutral, that is moving toward a warm beige-and-gray combination. We also usually include cool and warm saturated colors highlighted in the carpets.”

There are two styles of carpets: the traditional broadloom, which is a 12-foot-long roll, and carpet tiles that come in squares, rectangles or planks. Carpet tiles are ideal for senior living because they have a lower pile height, making it easier for seniors to walk or roll on and making the transition between carpet to LVT (luxury vinyl tile) seamless. It’s important to select carpet that has a superior backing for durability, as well as moisture barriers and solution-dyed nylon yarn systems that make the carpet easier to clean. StudioSIX5 recommends avoiding high-contrast colors when determining the flooring as well. The aging eye cannot quickly adjust from dark to light, and for those living with memory impairments, dark spaces can be perceived as a void.

“When you consider all the criteria of selecting quality carpet, it is helpful when our team works with manufacturers to create designs. We make sure the patterns and colors can be incorporated into traditional, transitional or contemporary environments around the country,” said Maddalena. “New technological advancements are impacting the carpet industry, and we are excited to use them in our future carpet lines. For example, traditional carpets are made by tufting and weaving the patterns. There are new printing capabilities, and now it is possible to create photorealistic carpet patterns on the floor. Even the technology for the tufting and weaving is advancing, giving designers new pattern and color opportunities. If we see a need in our industry that isn’t being met, we want to fill it. If you design for senior living, those designs can be applied to commercial properties and hospitality. However, you cannot design for health care and hospitality and expect it to work in senior living. That’s what is so great about our carpet lines—they can be marketed to these other spaces as well.”

Portside at Grande Dunes, a senior living community situated near the beach in Myrtle Beach, S.C., offers a design aesthetic unlike other senior communities in the area. Under the lead of Betsy Valadez Baldwin, design coordinator for StudioSIX5 (one of the nation’s leading interior design firms in the senior living sector), the interior design team took influences from coastal trends and combined them with both modern and traditional senior living designs to create a coastal transitional community. The result feels like an upscale beach house that’s equally comfortable, casual and sophisticated.

 

“We took a lot of cues from the local area to guide our design process,” said Valadez Baldwin. “We also worked with the architect from the very beginning to ensure the exterior was evocative of the interior so there would be a seamless transition. We chose a coastal palette with a lot of blues and grays complemented by pops of color, namely coral. I feel the colors are representative of the ocean, sand and seascape sunsets. In addition to colors, the use of wood paneling, white trim and aquatic accessories gives the community a beachy vibe.”

 

Portside at Grande Dunes includes many custom features as well. The carpets were inspired by sea urchins, ripples in sand and ocean water. The upholstery on the furniture was chosen to either make spaces subtler by using solids or to liven them up using patterns. If the finishes and accessories were fun and eccentric, StudioSIX5 went with more modest furniture. However, if the room was clean and simple, they chose more dynamic patterns to bring energy into the space. StudioSIX5 also commissioned a wide variety of realistic looking succulents and greenery to add another dimension to the design that is often left out.

 

“We brought in several playful elements that make this community stand out,” said Valadez Baldwin. “The light fixtures are modern and diverse, taking their inspirations from wicker beach furniture, sea urchins and a school of fish, among other things. The curated art selection is thought-provoking, imaginative and exciting, giving residents, guests and staff something to engage with at every turn. This was my first true coastal project, and our goal was to bring modern trends into the design, while maintaining a sense of comfort and creating a timeless design that is current and won’t go out of style.”

Today, advancements in rendering technology make it increasingly harder to tell some 3-D renderings from actual photographs. As a leader in cutting-edge techniques, StudioSIX5 is taking the design of renderings to a new level through the use of virtual reality (VR). Using VR will allow the design team to navigate through 3-D environments when designing senior living communities. StudioSIX5 starts training this month and will soon use VR to enhance the design process for all their clients. As part of the training, StudioSIX5 will use VR as they design their office renovations.

“Using virtual reality with Revit and 3ds Max is going to give us several advantages,” said Chan Geltemeyer, architectural production designer at StudioSIX5. “Virtual reality will allow us to immerse ourselves in the commons areas, residences and other community spaces we design. We will have the capability to virtually move around the space to see and feel how things will work before creating them in real life. We will address small nuances, mark up models with proposed finishes and change aspects of design with ease.”

This design tool will assist the team in confronting previously unforeseen challenges, allowing them to make changes and stay on schedule. Eventually, StudioSIX5 plans to share VR experiences with clients to make the design review more immersive, particularly for clients who have a difficult time visualizing how a space will look and feel.

“Another unique feature of VR is the ability to adjust the viewpoint—for example, demonstrating the viewpoint from the height of someone sitting in a wheelchair,” said Geltemeyer. “The technology will help us take our designs one step above best practices for bar and counter heights by showing us views from different perspectives. We will engage with the space and amenities, as well as see the space from all angles and adjust the scale if needed. We are thrilled to incorporate VR into our design process, which will result in detail-oriented spaces catered to the people who will live and work in them every day.”

Senior living is rapidly transforming to meet the higher expectations of today’s aging demographic. The years of the remote gated sanctuary are over, instead giving way to vibrant communities in urban settings with access to shopping, restaurants, and cultural events. One of the communities leading the way in active adult living for 55 and up is the Overture brand by Greystar. With over 40 active adult communities in their portfolio across the United States, Overture is looking towards the future of senior living. StudioSIX5 is collaborating with Overture to offer seniors truly contemporary designed spaces that look and feel like the hospitality environments they expect. Their most recent project is Overture Barrett, located in Kennesaw, Ga. From the modern exterior to the lustrous and sophisticated interiors, many might confuse this community with a complex for a younger demographic. Claire Richards, project design manager for StudioSIX5, and her team of designers including Julie Roberts and Kim Desjardins eagerly infused their multifamily and hospitality experience into these popular living spaces.

“Developers and residents alike are certainly interested in these new brand of active adult communities,” said Richards. “We see many of these going up in metropolitan areas or the suburbs of major cities. The goal is to reflect the surrounding area within its interiors and exteriors, so we brought in a natural color palette consisting of greens and wood tones. Though we chose a natural color palette, pops of color and fun patterns are playfully integrated and can be found throughout. The fabrics and finishes are also natural, earthy and elegant, giving the modern look a new edge. Our goal was to tie the community back to nature and the culture that surrounds it. It was not an obtrusive fusion though, so everyone should still feel comfortable within the spaces. We also displayed a lot of local photography throughout the commons areas to help residents and staff feel at home.”

Overture Barrett is a transitional to modern community with amenities that cater to a variety of lifestyles – a salon, a fitness and yoga space, a lounge café in the lobby, a game and media room featuring billiards and shuffleboard tables, large and private dining spaces, a dog park, a heated swimming pool and more. While the community is modern, it is not overwhelmingly contemporary, so residents feel both welcomed and relaxed by the spaces.

“While we provide fresh and interesting designs, we also want people to feel at home,” said Richards. “For Overture communities, we pull in new and inspiring trends from the multifamily development and hospitality industries. We combine these with local flavor and designs familiar to people in the area. Our goal is to incorporate exceptional ideas with comfortable concepts.”

Overture Barrett is approximately 240,525 square feet and features 175 units. The companies that brought this community to fruition are: Greystar, Meeks + Partners, Overture and StudioSIX5. The community opened in spring 2018.

As more providers shift toward incorporating hospitality-driven designs into senior living communities, it is critical to pay attention to more than just fabulous aesthetics. Spaces also need to be functional for the people who will live, visit or work there—even down to the tiniest and subtlest of details. At StudioSIX5, associate and furnishings design coordinator Melina Robles and designer Stephanie Biesenbach have a keen eye for incorporating senior standards into designs that are more reminiscent of a ritzy hotel or modern multifamily development. In one of their recent projects, The Arbor at BridgeMill, the client wished to include a “wow” factor in every aspect of the community’s design. From the grandiose lobby, the team brought each area to life by selecting elements with senior ergonomics in mind. In addition, these spaces do not look like the typical design details people would expect to find in a community for senior adults.

“We were excited to have the freedom to create an edgy and modern feel throughout The Arbor at BridgeMill,” said Biesenbach. “The overall ambiance and décor resemble a refined, rustic lodge or mountain retreat. Surrounded by an expanse of natural beauty filled with trees and streams, yet located close to Atlanta, we felt strongly about adding a contemporary flair. We used many natural tones, rustic tiles and rich woods, as well as custom carpets that are blue and curvy with natural elements to mimic a stream trickling through the forest. The owner wanted a grandiose entrance, which we enhanced with funky, unconventional furniture, playful artwork and an open space that spills into the bistro and living areas. The stunning entry resembles that of a five-star hotel. At every turn, people will find a combination of textures, contrasting colors and statement pieces resulting in a fun-yet-sophisticated vibe.”

The art package is equally fun, incorporating sculptural wall décor, abstracts, landscapes and long displays of acrylic pieces. In addition to art, StudioSIX5 curated a stunning collection of unique furniture and accessories.

“There are many considerations when choosing furniture that is suitable for seniors,” said Robles. “We look for very specific dimensions, test the firmness of the cushions, ensure the pieces have arms and are easy to clean. The goal is to help seniors feel supported in their everyday lives and allow them to get up or sit down without feeling like they need assistance. Regarding cleanability, the upholstery seat decks are easily removable for staff to clean up crumbs or spills with ease and keep the furniture looking its best. We also use fabrics treated with a moisture barrier to prevent stains.”

StudioSIX5 started this project three years ago and worked closely with the client to really determine how to make sure the design exceeded expectations. As a visionary in the industry, Dean Maddalena, president of StudioSIX5, encourages all design teams to push the envelope while abiding by senior living best practices. The team finds inspiration through travel, international interior design publications, five-star hotels, boutique hotels, local history fashion and flair, hospitality-driven establishments and even social media. For this project, the team drew on modern elements from Atlanta, natural influences in the surrounding landscape, and the history of a nearby mill that the town is particularly fond of, hence the name of the community: The Arbor at BridgeMill.

The Arbor at BridgeMill is approximately 260,000 square feet and features 177 units, which are a mixture of independent living, assisted living, memory care and duplexes. The companies that brought this community to fruition are: Choate Construction, WDG Architecture, The Arbor Company and Aspire Senior Living. The community opened in the last quarter of 2017.

Some people dream of the things they will do after they’ve retired, like stepping outside of their beach house to feel the salty ocean breeze blow through their hair and on their sun-kissed skin. Many Americans make special plans to visit the beach and stay in a beach house each year, and for some, the ultimate dream is to retire in one. StudioSIX5, one of the nation’s leading interior design firms in the senior living sector, made that dream a reality for seniors in Wesley Chapel, Fla. A 96,000-square-foot senior living community, Beach House at Wiregrass Ranch features 100 assisted living and memory care residences. Lisa Ann Scott, designer for StudioSIX5, worked with a design team to spice up traditional beach house designs to create a bold and dynamic community for residents to live in.

 

“Typical Beach House color palettes consist of pastel blues, greens and corals,” said Scott. “For Beach House at Wiregrass Ranch, we wanted to infuse more nautical flair, resulting in a neutral sand inspired color scheme with pops of red, navy and yellow throughout. The outcome is a bright community with energetic accent colors and strong visuals no matter where you are standing. We drew a lot of inspiration from the Tampa metropolitan area and local coastal elements.”

 

In addition to color, StudioSIX5 used textures and murals to add to the ambiance of Beach House at Wiregrass Ranch. Light colored wood-look tiles are reminiscent of boardwalks and driftwood. The reception desk, dining hostess stand, and display kitchen casework feature river rock accents. The mural was a special addition for this project as it depicts a sandy pathway to the ocean surrounded by soft seagrasses. This was designed to enhance the mailroom space as it opens to a multipurpose space in the wellness center.

 

“This client was particularly excited about the curated art package. Textural art, local historic photography, and custom sculptural installations provide the residents and vistors with a gallery experience within the community,” said Scott. “Additional nautical touches such as fishing and sail boat decor, blue green oceanic carpets, and marine inspired artwork can be found throughout.”

 

The senior living community is located within the Wiregrass Ranch master planned community in Wesley Chapel, which is full of activity and a culture that is uniquely its own. People of all ages will be viewing, using and enjoying the spaces, so it was for the design to capture local elements as well as providing flexible spaces. The operators plan to bring in local groups from the outside community, welcoming the public for various events and taking part in a wide spectrum of city events. The community opened in February 2018. The project was brought to fruition by The Douglas Company, Architectural Concepts Inc., LCS, Prevarian Senior Living and StudioSIX5.

The 400th project is Everleigh Short Pump, a senior living community under development in the affluent suburbs of Richmond, Virginia. The community will have a transitional feel, morphing traditional and contemporary designs into a fusion of understated elegance. The community will include trends StudioSIX5 pioneered, infusing years of expertise into an industry that desperately needed a facelift and distinct flair.

To tie everything together, our team pursued traditional elements reflective of Richmond with hints of contemporary flair to make the community relevant to today’s seniors. The area’s government vibe creates a very sophisticated ambiance that we will fuse into the community’s artwork and decorative accessories. We have worked on other Everleigh communities before, and they each align with our firm’s philosophy, as each community is tailored to its location, as well as to the company’s brand.”

 

Moving forward, StudioSIX5 believes the integration between senior housing and the surrounding communities will continue to bridge the needs and lifestyle expectations of seniors. The industry itself is evolving and looking outward for opportunities for engagement readily available outside of the campus, rather than bringing everything inward for residents only. No longer satisfied with being isolated on the outskirts of town, seniors want to live in the hubbub of a thriving city within close proximity to their family and friends.
