The Woodlands Waterway Koi Garden

Did you know The Woodlands has its very own Koi Garden? Considered a living work of art, the Koi Garden is located directly in front of the Waterway Lofts and across from the Waterway Marriott Hotel on The Woodlands Waterway. The Koi Garden features thirty-three koi fish that were hand-selected and imported from Japan to include various styles that relate back to the Japanese culture.

Although feeding is not permitted, most Saturdays around 1pm you can watch them being fed by their caretakers. The Koi Garden encompasses nearly ½ acre and features a 60,000-gallon pond specifically for them.

The Koi Garden is a great spot to meditate or just come to slow down. “The entry to the Koi Garden from Waterway Court is marked by a two-sided galvanized steel arbor. The arbor features two ancient proverbs – “The Journey is the Reward” on the north side, and “Enough Pails of Water…A River” on the south side. From the Waterway, the paths along the south shore offer pedestrian access.”

Top 5 Apps to Find your Next Home

Whether you’re looking for a rental property or your forever home, there are plenty of apps available to aid your search. The reality is that the app that is the most helpful to a homebuyer will be the one they decide is easiest to use. The inventory on each site is going to be very similar, as listings are typically syndicated from the same central location, the local Multiple Listing Service or “MLS.”

When a new listing hits the MLS, Realtor.com is the first website to get the information, often times in as little as fifteen minutes. Zillow and Trulia’s inventory update daily, although their lead times for new listings is getting smaller. Another feature of Realtor.com is the ability to add layers to your search criteria for local schools and districts. If you’re interested in getting the newest homes on the market first, Realtor.com is your best bet.

Zillow’s App allows searches for properties for sale, rent and even potential listings that may be hitting the market soon due to foreclosure. Simple filters like price, bed/bath and home type such as condo or single family home are all included. Browse around the map to check out recent sold listings to price shop. The Zillow app makes it easy to search for your next home.

Trulia’s App starts with a selection of local open homes, new listings, and a sample of average priced homes for the area to start your search. Searching for homes is made easy by drawing a circle around the area of interest, or by using the same search criteria as Zillow’s app. Trulia’s app is a very user-friendly app that makes the search process easy and engaging.

HotPads is another search app utilizing localized mapping and options to search for homes for sale, rent, or local open houses. With tremendous ease of use, it keeps the home search process simple, showing you only the bare minimum while allowing you to dive deeper to get all the information you wish. Explore the Woodlands Waterway

Inspired in part by the San Antonio Riverwalk, The Woodlands Waterway is located in the “downtown” area of The Woodlands offering public space to exercise, relax, and shop. The Waterway winds from the shops and restaurants of The Woodlands Mall to Landry’s Seafood restaurant, around the Anadarko Tower and stretches inland until it reaches the Cynthia Woods Mitchell Pavilion.

This district is home to many shops and restaurants on it’s own as well as luxury lofts overlooking the waterway. The Gooses Acre, Hubbell and Hudson, Baker Street Pub, and Bar Louie are among the food selections in the area and a short walk from the water will lead to the local Cinemark 17.

Along the Waterway is the Woodlands Waterway Square. This public area has sitting areas and water features for all to enjoy. Waterway Square is also a popular outdoor music area for many free concerts throughout the year as well as “Movie Night” and the Woodlands Waterway Art Festival.

Although you can walk the waterway, take a cruise on the Water Taxi or rent a Kayak from the Riva Row Boathouse to explore the upper side of the Waterway leading to Lake Woodlands. It’s a great way to spend an afternoon, or an even better way to cap off a relaxing evening with your significant other.

Springwoods Village is Taking Shape

According to a recent article by the Houston Business Journal, Springwoods Village is starting to take shape. Located just south of The Woodlands at the intersection of I-45, the Hardy Toll Road and the Grand Parkway lies the Springwoods Village. Springwoods Village is an 1,800-acre master planned community anchored by the sparkling new Exxon Mobil campus and Southwestern Energy.

cityplace-springwoods-village-overview-750xx1920-1080-0-0Homes and luxury apartments have already been completed, and with a couple Marriott hotels and a St. Lukes Hospital in the works, this area is starting to take shape. Also coming in the near future is CityPlace, a 60-acre mixed-use development planned to break ground early 2016 at the earliest. CityPlace would ultimately include 400,000 square feet of retail space and millions more square feet of office space throughout the development.

More homes and apartments are in the works, and with the industry and development of this area booming, those homes are sure to sell very, very fast. We’ll keep an eye on the progress as we move forward and as more developments begin to pop-up.

Importance of High Quality Pictures on Your Bottom Line

It is impossible to undervalue the importance of high quality images when marketing a home for sale. For many people, a home is their largest asset, and when the time comes to sell, one thing that everybody has on their mind is money. It will do a seller and their property an incredible disservice to lead off with a series of dark, blurry, fuzzy pictures. First impressions are everything in real estate.

Take for example, the concept of curb appeal. If a prospective client driving around does not like what they see on the outside, they won’t even bother getting out of the car. The same concept holds true with images. The difference is that it’s no longer being seen by only the folks who drive up in front of your property, it is broadcast to thousands of people across the nation. It is your homes first impression. Poor pictures could be sending prospective buyers running before they even see the second picture, and worst of all, it could be costing you a lot of money.

With the help of Barry Bevis and badmlsphotos.com, we take a look at how some agents market properties with pictures. Then we’ll provide some examples of great pictures that will change the whole dynamic of a listing.

These strategies hold true on a home worth $100,000 to a multi-million dollar estate. The reality is that poor pictures can hurt the value of your home and delay the process of finding a buyer.

Let’s be honest, if your agent can’t handle the menial task of taking pictures, then why on earth would you trust them to handle the sale of what is likely one’s largest asset? At this point I’ll be playing the part of Simon Cowell, bringing some bold honesty into the mix.

Can’t tell if I just got poked in the eye or just woke up. Absolutely terrible first impression.

I can understand this photo under the following circumstances. A dog ran between their legs, buckling the back of the photographers knee, sending them into a free fall only a skydiver would understand. On the way down to the ground, their body clenched tight, bracing for impact. During the clench, their fingers mashed the “shoot” button a few times and POOF, we have this photo.

That’s where the understanding ends. The striking part is that someone made a conscious decision to upload this photo to the MLS and represent somebody’s home for sale. If this is some sort of artistic take on the home, I have not a clue as to what this agent was going for.

I’ve seen this before…it’s on Ghost Hunters right? In the end the chair lifts up and slides across the floor by itself, right…? It doesn’t? Oh, well it certainly looks like it would. Not only does the darkness give the home a cavernous feel, it makes it seem a little creepy too. Creepy is definitely not a word you want to exude when selling a house. On a side note, the reality is that the home probably does not look as dark in person, but the poor camerawork would have scared me away before I would have ever agreed to step foot inside.

Now let’s take a look at some winners…

The windows are open, natural light is pouring in, and the home is not busy or cluttered. The lights are all on and provides a warm and inviting atmosphere. This is a house I would like to see.

Again, plenty of natural light, lights are still turned on, and a light and airy feel permeates the room.

The right perspective can give a home an entirely different feeling. This backyard photo gives a new meaning to entertaining space.

So that’s where we’ll stop with this one. The point is that there is a huge difference between homes that are photographed well versus those that are not.
