Are You Really The Sum of Your Social Media Profiles?

Sometimes what we see out there can impact how we see ourselves.

I recently ran across a post on Realtor.com called “The Real You Isn’t on Facebook.” Normally I read something, then go on with my day and pay no more attention to it other than recognizing it as an interesting bit of information. This one however, seemed to stick with me for a couple days. It resonated with me, and I wanted to share it with you all.

The idea that everyone makes their lives look better than they really are on social media is not only real; it’s rampant. We tend to place ourselves in the best light possible in any situation. It’s human nature. We veer towards pleasure, and steer ourselves away from pain and embarrassment. Is there something wrong with posting good things on Facebook? Absolutely not. In fact it’s encouraged! After all, life is a celebration and should be treated as one.

See, Facebook is a revolutionary tool that ties people together from all over. It’s also a potentially risky place to get caught up in the “keeping up with the Jones’” mentality. People you know and love, and people you just met, all stand shoulder-to-shoulder in your news feed dripping details about their lives, the success they’ve experienced, and the material possessions they’ve acquired.

Let’s be honest though, who really are these people? It may be easy to piece together for the people you know very well, but what about those you don’t know so well?

Let me ask it another way. If you were to look at your own social media feed, would somebody you’ve never met before be able to tell what kind of person you are? How accurate would they be based on the content you put out?

There is no right or wrong answer; it is simply an exercise in becoming aware. The reality is that most people would feel happiness for all the good things coming into the lives of those they love, but there’s also those who will feel a bit inadequate from time to time for not having what others have. Especially if the posts you see are of people you met years ago and have lost touch with, but still show up on your news feed periodically.

Simply realize that there’s more to a person’s life than what they announce on social media. Try not to internalize other people’s successes in life as your failures. You have skills, talents, and abilities others do not, and the simple understanding that you’re enough, just as you are, is enough to combat any mixed feelings when you have a moment of weakness and self doubt.

Which brokers dominate The Woodlands Real Estate Market?

Find out, because the numbers are in!

A new report detailing local market information on home sales for the top 10 brokers in and around The Woodlands has been released, indicating Keller Williams Real Estate The Woodlands is at the top of the list. Keller Williams is responsible for over $45 million of the $133.9 million dollars of home sales throughout the first quarter of 2015.

Conclusion

Keller Williams Realty The Woodlands holds a commanding 17% market share based on units sold and a 16.6% market share based on homes currently listed.

The Top 10 Healthiest Cities in the US – 2015

Is this the year a Texas city finally makes the list?

apple-661726_1280I’m afraid not. At least not according to a recent article by Livability. In the article, the top ten healthiest cities were identified by the following criteria. First, access, quality, and affordability of healthcare, and the second includes ways the city promotes a healthy lifestyle.

To rank quality and affordability of care, they looked at spending data from Esri. Esri is a geographic information system software to help visualize data and make decisions from said data. Ratios of doctors to residents, number of hospitals, access to healthy food options and obesity rates all play a role in determining the first statistic.

Second, the community’s promotion of a healthy lifestyle was identified by access to parks and farmers markets and other forms of infrastructure to promote healthy living. Do people walk or bike to work, and is this even a possibility? Are there natural or man-made amenities promoting healthy activities like golf courses or nature preserves? Environmental data including water and air quality also played a role in the final figures.

Lastly, the results were mixed by size, geography, and other considerations. The results from the article may surprise you.

Average Listing Prices Rise in March

The Houston Association of Realtors (HAR) released their monthly market snapshot for March.

According to HAR’s data, 9,489 homes were added to the market in March. The 621 additional homes represent a 7% increase compared to last year’s 8,868.

Similarly, the average list price rose to $276,445, a 4.4% increase versus the same time last year. This figure means we could exceed the record average sales price set in July of 2014 of $276,444.

Active listings were also on the rise with 17,488 in March from 15,840 the previous year. The 1,648 properties represent a 10.4% increase from March 2014. Additionally, the average list price rose 4.4% year over year to $276,445.

Rent Or Buy – A look at the Numbers

While taking into consideration that there are many factors affecting one’s decision to rent over buy and vice versa, I wanted to eliminate the emotional element of the decision, and jump into more of an analytical mindset to display just how much money is going to waste for those who rent over the long-term.

Scenario

You rent a home for $2,500 a month vs. purchasing a $400,000 property with 5% down at an interest rate at 4.5% over 30 years.

The Short Story:

Buying a home in this scenario would result in $47,554 in savings over five years. Renting at $2,500 a month, you will “throw away” over $159 thousand dollars! It would be advisable to buy over rent in this situation.

 

The Long Story:

Again, there are a lot of assumptions that need to be made about a scenario, and I have outlined them below. Many of these numbers are taken from national averages, and general rules of thumb.

Assumptions:
Property Tax Rate = 1.3% of Purchase Price
Annual Property Tax increase = 1.5%
Annual Rental Increase = 3%
Annual Homeowners Insurance = $800/yr
Maintenance and Repairs = 1% of Purchase Price
Mortgage Insurance = .8% of Purchase Price
Tax Bracket of Borrower = 30%
(I realize there is no 30% bracket, but for the sake of simplicity, we’ll use 30%)

Principal Amount

The principal amount is determined from an amortization schedule based on the above scenario. (Buying a property for $400,000 with a 5% ($20,000) down payment at an interest rate of 4.5% over 30 years.) The amounts are added up for the year, and are less than one might think if paying $1,925.40 for a mortgage every month. What’s the reason for this? Interest is front-loaded on your mortgage payments. As you’ll see, your principal payment goes up over the years, and your interest payment will reduce every year.

Interest

Now you can see, that interest takes up the majority of your payments. As a result, your first year interest payments will be nearly $17,000. Sure, the money is not going into your pocket, it’s going into the bank’s. There is a silver lining, you get to take advantage of tax deductions for interest on your mortgage come tax time. We’ll get to that soon.

Taxes

Going off the assumption that your tax rate is 1.3% of the purchase price, your taxes will be $5,200 for the first year. Tax appreciation for years thereafter are multiplied against the annual tax appreciation rate assumption we made of 1.5%.

Mortgage Insurance

Mortgage insurance is going to be a necessity if you are not coming in with at least 20% down. This number is calculated by taking the average mortgage insurance rate 0.8%, and multiplying it by the loan amount of $380,000. (Remember, we have put 5% down, which is $20,000. Although the home is worth $400,000, your loan is only for $380,000)

Homeowners Insurance

We’re assuming homeowners insurance is around $800 a year, and every subsequent year is calculated based on year past multiplied by the inflation rate assumption of 2%.

General Maintenance and Repairs

Any rent vs. buy scenario must take into consideration the amount of maintenance and upkeep required by the property. Typical rule of thumb is to allocate 1% of the purchase price for property repairs over the course of the year. In a perfect world, any excess money from the allocation should be rolled over into the next year as opposed to being spent. This way, once that $12,000 roof needs to be replaced, you won’t be forced to dish out $8,000 out of pocket for the year when your budget is $4,000. Ideally you would have a buffer built up to account for this repair.

As you can see, you will get a total amount for the year, however this is not taking into consideration the tax deductions you can apply for with your primary residence.

Tax Deductions:

This is the fun part. Now it’s your turn to extort the government out of your hard earned cash in the form of deductions. Interest on your mortgage, property taxes, and mortgage insurance are typically all deductions, and in this case, total over $25,000 for the first year. Again, assuming your tax bracket is a fictional 30% (Click here for 2014 tax brackets) you would essentially be saving 30% of that $25,215. That comes out to $7,564. Pretty cool right? So that number, $7,564 can be deducted from your pre-tax deduction cost of $36,145, to bring your total cost for owning a home in the first year to $28,580.

Your total monthly cost is $2,382 for the first month.

As you can see, although your monthly payment for buying a house is going to be higher initially by $512 a month, those after tax savings of $630 a month will actually lower your monthly payments.

 

Results Up to 5 Years

The benefits for the first five years are even more impressive than the first year. After a mere five years, you will save $13,954 on monthly payments alone (after tax deductions) and by that time, you will have accrued $33,600 in equity from paying on your property. This brings your grand total savings to $47,554.

Or a better way to look at it would be this – If you buy, you will pay $145,320 after deductions, and pocket $47,554 compared to renting, where you will pocket $0 after five years after having paid $159,274 in rent.

So jumping back up to the chart at the top of the screen, the more rent you pay, the more money you’re throwing away. Rent returns nothing back to you at the end of your tenure. Your landlord gets the benefits of appreciation of the property, tax deductions from your rental income, and the accrual of equity, again fueled by your generous donations.

 

Beyond 5 Years

If you were to extrapolate this out even further, the numbers get quite staggering. Over time, more and more of your payments on your mortgage will go towards increasing your equity, and less and less of your money will go towards paying off the interest on your loan. You’ll start to accrue equity faster than ever. It’s like a savings account you’re obligated to pay into.

“But I don’t plan to stay in one place very long, I should probably rent right?”

The reality is that people are moving every 5-7 years now, and most people still buy into 30-year mortgages. The numbers would indicate that two years is the breakeven point for when owning becomes more financially advisable than renting. Remember, buying a home is just the first step, if you buy and have to move away, consider keeping the property as a rental to accrue equity, and pocket a little extra money each month. Do keep in mind however, that a property management company will be advisable if you’re not close enough (or willing) to manage it yourself.

 

Again, renting vs. buying is a more complex question than can be explained in this post, as it really does depend on a variety of factors. Not the least of which is the buyer. If you’re a buyer reading this, our best advice is to sit down and talk to a lender about what is possible. There are great programs available out there to aid you in qualifying for a home. There’s no obligation, and it it helps tremendously to know your options.

It’s always fun to look at some of the highest priced homes out there to see what you could get for a few million dollars. I’m sure others share that sentiment, of course they do, look at the success of websites like Pinterest.

I took to the MLS to investigate the highest priced homes that sold in the Houston market in March, and came up with the top ten. Since Texas is a non-disclosure state, we can’t specify sold prices for these homes exactly, however I can tell you #10 was listed not less than $2.5 million, and the #1 home on the list was listed over $4.5 million. The rest are somewhere in between.

If you love to golf, The Woodlands is a great place to lay down your roots. There are more than seven courses throughout The Woodlands between Carlton Woods, The Woodlands Country Club, and Canongate. All of these courses, as I just mentioned, are private. So if you’re not yet willing to drop the kind of cash necessary to knock that ball into the sand, woods, or any body of water visible or not, then you may be thinking of alternatives. Lucky for you, if you’re looking to walk on and play your options are still very good as there are a number of high quality courses within a short drive. Woodforest Golf Club is located just a short drive north of The Woodlands. This course is one of my personal favorites in the area for the quality of the course and value. The grass and greens are always carefully maintained and the atmosphere is great for getting a relaxing round in.

“Designed by the PGA’s own Steve Elkington, Woodforest features 27 holes on a spacious course carved through the majestic pines and towering oaks of Northwest Houston. Since 2001 this classic design has appealed to golfers of all skill levels, deeming it a “player’s course.” Facilities include a pro shop, the Sandbagger’s Grille, driving range, separate putting and chipping greens, and fairway and greenside practice bunkers. Designed by Bruce Devlin/Robert von Hagge, the course opened in 1988. The 18th hole provides a unique opportunity to tee off at the highest elevation point in Montgomery County. Here you’ll experience a vista view of the treelined course and a scenic end to a fun and challenging round of golf.
